In June, median condo prices in the Montreal Census Metropolitan Area (CMA) rose for the first time in 2013, and showed the smallest decrease in sales in almost a year.
“The increase in the median price of condominiums in June, albeit modest, was the first in six months in the Montréal Metropolitan Area,” says Paul Cardinal, manager of market analysis at the Québec Federation of Real Estate Boards. “In addition, several indicators, for both new constructions and resales, suggest market conditions for condominiums are stabilizing.”
The median price of condominiums grew by four per cent on the North Shore ($179,950), two per cent on the Island of Montréal ($275,000) and one per cent in Laval ($215,000). The South Shore ($185,000) was the only area that registered a drop in the median price of condominiums, at one per cent.
Single-family and attached homes and condominium properties all had a decrease in sales in comparison to June 2012. Condo sales showed the smallest decrease at six per cent, while single-family and attached were down nine per cent and seven per cent, respectively.
As of June 30, there were 29,676 active listings in the Centris system, up 15 per cent compared to the same period last year. The increase in active listings continued to be more noticeable for condos at 23 per cent.
