Pure Industrial acquires Edmonton properties

Pure Industrial Real Estate Trust has acquired two industrial properties in northwest Edmonton.

The first property, purchased for $8.6 million, is a single tenant industrial building at 15703 114th Ave. NW in the Sheffield industrial neighbourhood. It is comprised of 111,500 square feet of gross leasable area. A regional distribution and warehousing company leases the space, with eight years remaining on its lease.

The second property, at 14627 128th Ave. NW in the Bonaventure neighbourhood, was purchased for $7.62 million. The tenant, another regional distribution and warehousing company, has 10 years left on its lease. The building is 97,804 square feet.

The Sheffield property was acquired at a going-in capitalization rate of 6.95 per cent, while the Bonaventure property’s rate was 7.57 per cent.

Pure Industrial also recently announced its successful sale of a property in Ontario for $5.8 million.
