Theatre impresario David Mirvish and Toronto-born architect Frank Gehry have released a scaled-down proposal for their ambitious condo project on Toronto’s King Street West. The new Gehry-Mirvish towers feature two residential skyscrapers (down from three) that rise 92-stories and 82-stories respectively.

The taller building would stand at 304 metres, making it the tallest building in Canada after the CN Tower. Both towers are narrower than their previous versions, and contain a total of 2,100 units, down from 2,600.

Another major shift is the decision to preserve Toronto’s Princess of Wales Theatre, along with the heritage buildings that surround it. The new plan also includes 9,200 square feet of gallery space, and classrooms for OCAD University.

The Gehry-Mirvish towers were originally announced in 2012. The project received mixed response due to its size and the planned destruction of heritage buildings, and was ultimately rejected by the City of Toronto’s planners.

But this new draft saw Toronto’s chief planner, Jennifer Keesmaat, respond favourably. The project still requires approval from Toronto-East York Community Council and the City of Toronto to move forward. Both groups are expected to comment on the re-designed project later this summer.
