Cadillac Fairview has announced plans to develop Quad Windsor, a new Montreal district in the city’s downtown.

Named after the area’s historic rail station, seven new buildings will eventually join the Tour des Canadiens residential development and the Deloitte Tower, which are already underway. Over the next 15 years, Cadillac Fairview will build five residential towers and two office towers south of Saint-Antoine Street, including a planned restoration of the heritage-designated Windsor Station.

“(This) announcement is part of our $2-billion development plan, which, once completed, will completely transform the downtown core, creating a new district that offers a modern, state-of-the-art place to work and live,” says Salvatore Iacono, senior vice-president of development and portfolio management for Eastern Canada at Cadillac Fairview.

The mixed-used development will include more than 4 million square feet of office, residential and retail components. The developer will work with the City of Montreal to study and review the proposed project, which will be completed in four phases. The final phase will be the improvement of Windsor Station.

The proposed first phase is for two 28-storey residential towers to be located at 1150 and 1250 Saint Antoine West, connected across the street by an aerial walkway. Phase one is being designed by IBI Group.

Phase two is for two office towers to be located at 750 Peel. It will consist of 1.1 million square feet of leaseable area, include a plaza and retail, and have public access to the underground network. Adrian Smith and Gordon Gill Architecture will design the buildings. Smith and Gill are best known for designing the Burj Khalifa in Dubai while working for Skidmore, Ownings and Merrill.

The third phase is for three residential towers at 600 Peel. The development will include townhouses at the base of the towers, as well as retail, services and a large urban park on site. Adrian Smith and Gordon Gill Architecture will also design these towers.
