The United Arab Emirates’ (UAE) real estate market is showing signs of recovery following a pattern of negative results since the start of the global economic recession in 2009.
According to a recent survey by the Royal Institute of Chartered Surveyors’ (RICS), growing interest from global occupier and investment segments in the region’s real estate market is a good indication the commercial property industry is gaining ground.
The survey also indicates that markets in Asia are showing promise, with Japan leading the way. As a result of policy initiatives introduced by the country’s Prime Minister, Shinzo Abe, the occupier market has been delivering strong results. Though there has been a slight slowdown in the Chinese economy, headline numbers remain firm in this market.
In India, the real estate market remains stagnant, reflecting a level of caution in the sector as the central bank deals with a subdued economy and volatility in the country’s currency.
Meanwhile, Brazil’s real estate market continues its downward spiral. According to the RICS survey, headline sentiment in the occupier market has been in negative territory for the past three quarters. This is a reflection of softer numbers on both tenant demand and rent expectations.
However, the Brazilian investment market is continuing to display a greater degree of resilience, with data indicating property investors are currently willing to take a longer term view of the prospects for the economy.
