Rogers Real Estate Development and Mississauga Mayor Bonnie Crombie were on hand recently to unveil plans for a third tower, to be called M3, to rise in the M City condominium development. M3 will be located along the western edge of Mississauga’s downtown region. The unveiling of M3 comes only a few months after the first two phases of M City broke ground.

The 81-storey, 900-unit tower, designed by Canadian firm IBI Group, will be the tallest tower in Mississauga and one of the tallest buildings in the GTA. Units will range from 480 to 1,000 square feet. IBI Group was selected following a design competition held by Rogers Real Estate Development Limited and Urban Capital, which received design proposals from some of Canada’s top architecture firms.

The tower will feature a slender design with a subtle twist at its lower and upper sections, as well as a dramatic sloped crown at the top. The tower’s height is enhanced by a dynamic façade featuring saw tooth balconies that create a black and white diagonal pattern up the building.

“M3 preserves the spirit of movement and twists that made the M City 1 and 2 buildings so striking,” ,” said Mansoor Kazerouni, global director of buildings at IBI Group and lead architect on M3, in a press release. “The result is a design that is completely unique to the site and emblematic of the ambitions of M City.”

Fronting onto Burnhamthorpe Road, M3 will provide access to the new parkland that will border the podium. A wraparound café on the ground level along with a linear park on M3’s north east side will allow public access. The building will also feature an extensive amenity pavilion, which will be home to an indoor pool and gymnasium, providing views of the neighbouring park.

“M3 cements the notion that M City is a catalyst for the evolution of Mississauga,” said Mark Reeve, partner at Urban Capital Property Group. “I’m very proud of our tremendous team, which includes the owner/developer, Rogers Real Estate Development Limited, IBI Group, Cecconi Simone, Ellis Don, Cooper Robertson and our other leading-edge consultants. Together, we continue to push the envelope and deliver a dynamic community that Mississauga will be proud of.”

The M City community was designed by New York-based urban designers Cooper Robertson to reflect Mississauga’s vision for a new downtown, and create two acres of new public parkland on the site. Upon completion, the master-planned community will be comprised of eight towers and will span a total of 15 acres, or 4.3 million square feet.
