Condo rising in Mont-Royal-Outremont district

A condo project is in the works near downtown Montreal, where Mount Royal meets Outremont. The development will create 73 units over seven floors.

Perspectives Bates will be located at the intersection of Bates and Pratt streets, a short walk from the Outremont metro station and the future REM’s Canora station, The Fonds immobilier de solidarité FTQ, Cogeim and Demonfort have scheduled completion for fall 2024.

The residences will offer views of Mount Royal and extend as far as the Laurentians. Common areas are designed for socializing and relaxing, with an outdoor pool, lounge and large terrace. Bicycle parking will be available to encourage active transportation.

Developers are aiming for LEED Silver certification by optimizing energy efficiency through sunlight and natural lighting in interior spaces, recycling and composting facilities to promote waste reduction, and stormwater management.

Florent Moser, president of Demonfort, says the team hopes to minimize the creation of heat islands by reducing mineralized surfaces as much as possible.
